“Real estate witnessed a blessing in disguise in 2020 as the consumer perception changed and home-buying became priority. The pandemic and lockdown was a silver lining for the real estate sector given it is a safe-haven and tangible asset at the time of crisis. This led to increased investment and home-buying in the last two years. A low home loan interest rate regime has been greatly instrumental in further stimulating India’s real estate sector, especially during the festive season. The sentiment for the real estate sector therefore remains positive and the same is also reflected in the S&P BSE realty index as it continues upward movement.
We at S Raheja Realty have launched two new projects in 2020-21, Newlight and Z16; both luxury residential spaces in Mumbai, and are in process of launching 4 more by March 2022. In FY20, our total sale was worth Rs. 110.28 crores, in FY 21 we are expecting a rise of 10% (conservatively). We expect a rise in launches as well as sales in the coming year as demand for luxury homes in premium locations is expected to increase basis our surveys and research.
According to recent reports, residential segment is likely to witness around 5% capital value growth in 2022. Residential sales momentum is expected to continue in 2022 as prospective homebuyers’ preferences for bigger homes, better amenities and attractive pricing will keep them interested to seal the deals. This is in line with our expectation from the sector since the pandemic affected the globe. We believe that luxury market will witness a golden year in 2022 as the buyers are ready to put their money where their mouth is and spending density on residential real estate will remain high.”
